1. The building & structure

  1. Cracks & damp: diagonal cracks around windows and door frames, ceiling water stains, or a musty smell signal structural movement or leaks.
  2. Major works history: ask when the roof, façade, plumbing risers and electrical board were last renewed — in an old building, the next big bill is shared by all owners, including you.
  3. Insulation & noise: knock on walls, check the window glazing (double/triple), and listen for neighbours and street noise.
  4. Energy rating: request the energy certificate (EPC/DPE). A poor rating means high bills and, increasingly, future renovation mandates in the EU.

2. The apartment itself

  1. Orientation & light: south/east-facing rooms get the most light — visit at the time of day you'd actually be home.
  2. Water pressure & drainage: run every tap, flush every toilet. Weak pressure or slow drains are expensive to fix in a block.
  3. Electrics: count sockets per room and look at the fuse board's age — rewiring costs thousands.
  4. Storage & ceiling height: built-ins and high ceilings add daily liveability and resale value.
  5. Phone signal: test your mobile in every room; thick concrete kills reception.
  1. Service charges: request two years of statements — high or rising charges hit your budget every single month.
  2. Reserve fund & voted works: is money set aside for repairs? Has the owners' assembly voted works (lift, roof, façade) whose bill you would inherit?
  3. Outstanding debts: in many countries unpaid service charges transfer with the apartment — demand written confirmation of zero debt.
  4. Clear title: verify ownership, no liens, and that parking/cellar/balcony are legally part of the lot.
  5. Rental rules: if you might rent it out, confirm the building's bylaws allow it — many now ban short-term lets.

4. The neighbourhood

  1. Walk it twice: day AND night — noise, parking and atmosphere can be different worlds.
  2. Transport & services: time your real commute; check shops, schools, pharmacies.
  3. Future development: ask the local planning office what's being built nearby — a future tower can erase your view and value.
  4. Price sanity check: compare the €/m² against the local average in our country guides.
